TF Cornerstone’s Prospect Heights two-tower project unveiled

Mixed-use development will have nearly 800 residential units

TF Cornerstone has released the details on its Pacific Park towers.

The developer plans to construct a residential and commercial building with an east and west tower at 595 Dean Street in Prospect Heights, according to a pre-filed application with the city’s Department of Buildings. (YIMBY first reported the news.)

The project will house 798 apartments with the east tower standing 29 stories (and 298 feet tall) and the west one 24.

Together, the development is zoned for about 651,000 square feet of residential space and will devote about 8,400 to commercial use. The first floors of both towers will have retail stores, and the development will have 455 parking spaces, according to the application. The architect of record is Handel Architects.

At press time it could not be determined what percentage of the apartments would be designated as affordable. Representatives of TF Cornerstone were not immediately available for comment.

TF Cornerstone earlier this year spent $143 million for 595 and 615 Dean Street and secured $73 million in financing for the development site from M&T Bank.

Greenland Forest City had previously envisioned a 25-story tower for TF Cornerstone’s site. Other builders have entered the mix over the years to finish Pacific Park, the development formerly known as Atlantic Yards.
