New Equinox tops list of NYC retail leases in October

Gym’s location in Manhattan exceeds 39,000 sf

Pounds on, pounds off.

October featured another month of restaurants and gyms populating the list of New York City’s top 10 retail leases.

Fitness chain Equinox secured the top retail lease of the month. This list also includes sports leagues, harvest markets, and clothing providers.

Last month’s retail leasing numbers continued the downturn in total square footage seen from August to September. October’s top 10 retail leases totaled 103,348 square feet, compared to September’s 187,900.

1) Equinox, 31 West 27th Street, NoMad — 39,025 square feet
The gym added another location to the already gym-rich area. The building’s landlord is Savanna. Newmark Knight Frank’s Darrell Rubens represented Equinox, while JLL’s Amy Zhen represented the landlord.

2) Major League Baseball, 1271 Sixth Avenue, Midtown West — 17,000 square feet
MLB inked a lease to establish its first flagship store in the United States. Scott Gottlieb, Ken Meyerson, Chris Corrinet, Brendan Herlihy and Daniel Wilpon of CBRE represented the tenant while Mary Ann Tighe, Howard Fiddle, John Maher, Dave Caperna, Evan Haskell, Sarah Pontius of CBRE represented the landlord, Rockefeller Group. Ed Guiltinan and Jennifer Stein of Rockefeller Group provided in-house representation.

3) Brooklyn Harvest Market, 781 Metropolitan Avenue, East Williamsburg — 10,000 square feet
The market signed a 20-year lease. Garry Steinberg and Richard Kave of Lee & Associates NYC represented the tenant while Hymie Dweck of Newmark Knight Frank represented the landlord, Adam America.

4) Supreme, 190 Bowery, Nolita — 8,000 square feet
The streetwear brand is making its Nolita storefront a permanent location, stepping away from its Lafayette Avenue space. Chris DeCrosta and Tabatha McGurr of GoodSpace represented the tenant while RFR Realty represented the landlord in house.

5) BenMoha Restaurant Group, 1601 Broadway, Times Square — 6,400 square feet
The restaurant group signed a 17-year lease in preparation for launching another eatery. Marc Leber of Newmark Knight Frank represented the tenant while Ed Hogan and Jason Morrison of Vornado Realty Trust represented the landlord in house.

6) 305 Fitness, 12 East 14th Street, Greenwich Village — 5,700 square feet
Yet another fitness studio comes to New York City. Brad Siderow and Matthew Leto of Siderow Organization represented the tenant while Jean King of NYC Homes represented the landlord, 13th St Associates.

7) Orangetheory, 220 East 86th Street, Yorkville — 4,777 square feet
The deal builds on the dominance of gyms in the New York City retail market. Craig Gelberg and Evan Schuckman of Ripco Real Estate represented the tenant. The landlord is Bremen House.

8) 99 Cent Store, 428 Utica Avenue, Crown Heights — 4,500 square feet
The store signed a 10-year lease. Josh Augenbaum of Augenbaum Realty represented both the tenant and the landlord, Urban Scape.

9) MY NYC Dentist, 315 Hudson Street, Soho — 4,446 square feet
The dental practice signed a lease to open its fifth location in Manhattan. Corey Hight and Elliot Zelinger of Savitt Partners represented the tenant while Brett Greenberg and Adam Rappaport of Jack Resnick & Sons represented the landlord in house.

10) Brideside Bride, 20 East 20th Street, Flatiron — 3,500 square feet
The bridal boutique inked a sublease to take over a storefront adjacent to its Flatiron location. Justin Fantasia and Carly Geller of Newmark Knight Frank represented the tenant while Andrew Kahn and Christian Stanton of Cushman & Wakefield represented the sublandlord, Freed USA.
