Back in February at TRD’s Future City event, Chandan launched his presentation with a topic that took some audience members by surprise: the novel coronavirus. At the time there were only 15 known cases in the U.S., and many were unsure how or if the virus would affect real estate.

Now, with shelter-in-place orders across the country, retail sales are plummeting, residential listings are thinning and investment sales are hitting a 12-month low. There’s no longer a question that the crisis is having a major effect on real estate. But it’s unclear what the lasting changes will be. In recent TRD Talks, many panelists have maintained positivity: Lightstone Group’s David Lichtenstein was adamant that “you are not going to see distress in multifamily” when he spoke last week. And while multifamily housing may hold steady, questions around long-term economic effects and paradigm shifts remain.
