RXR planning 200-unit South Bronx project
Firm had just purchased Mott Haven site from Keith Rubenstein
RXR Realty is joining the march of developers into the South Bronx.
The Scott Rechler-led firm has filed plans with the Department of Buildings for a 200-unit residential project at 2413 Third Avenue in Mott Haven. It will span about 224,000 square feet and stand 27 stories and 297 feet tall, and include a small amount of retail space.
The project will include a mixture of affordable and market-rate units, but the firm has no specific construction timeline yet, according to an RXR spokesperson.
The developer bought 2413 Third Avenue from Keith Rubenstein’s Somerset Partners earlier this year for roughly $23.7 million. The property is currently home to a five-story warehouse.
RXR purchased a nearby two-story warehouse from Rubenstein at 9 Bruckner Boulevard earlier in the year for about $10.8 million. Rubenstein had originally planned to convert the site into a food hall. RXR is still exploring possible uses for it, according to the spokesperson.
Several major developers have put stakes in the South Bronx in recent years, most notably Brookfield, which purchased 2401 Third Avenue and 101 Lincoln Avenue from Rubenstein and the Chetrit Group in 2018 for $165 million. The company is planning a $950 million development that will include more than 1,350 apartments, 30 percent of which will be affordable.
