Second Merchant’s House penthouse hits market with $20M price: PHOTOS

When it rains, it pours. After barely a listing coming on the market for years at Tribeca’s exclusive Merchant’s House condominium at 31 North Moore Street, the building’s two most impressive units, both penthouses, have come online in the space of one month, according to data from Streeteasy.com. (Click here or on photo above for slide show.)

A sprawling 6,800-square-foot unit perched atop the 1905 building (converted to a condo in 1996) hit the market this morning for $19.95 million, listed by Raphael De Niro of Prudential Douglas Elliman’s De Niro Group. It joins a 6,147-square-foot apartment previously listed by Kim Larkin of the Corcoran Group for $18 million one month ago. The two units are the only ones for sale at the property.

So which one will pack the biggest punch for potential buyers? De Niro’s listing, which appears to be owned by Ursula Fairbairn, president of Fairbairn Group, a human resources and executive management consulting company, is a combination of two units, penthouses A and C. The north wing of the home features a grand, contemporary great room with 17-foot ceilings and 50 feet of floor-to-ceiling windows, according to the listing. It also boasts a Japanese garden landscaped by architect Shin Abe. Larkin’s unit E/6E meanwhile, previously owned by Lucky Brand jeans CEO David Demattei, is two separate apartments which can be combined and converted into a five-bedroom spread. Both have keyed elevator access.

Neither De Niro nor Larkin were immediately available for comment.
