Aging, underutilized Sunset Park warehouses attract new tenants

Cheap rents and an abundance of loft space are luring new businesses to Sunset Park, Brooklyn, Crain’s reported. For example, 60,000 square feet of industrial space in the neighborhood’s Historic Waterfront Warehouses On 36th Street is being marketed for $20 per square foot by Jon Brooks, an independent broker who said he is pitching the space for recording studios, concert venues and rehearsals. He will also offer tenants free build-outs.

This plan all fits into a growing trend, Crain’s said. Not only is Hotel BPM, a hip-hop-themed hotel, opening three blocks away from the warehouses, but underutilized warehouse space in the neighborhood is also finding new, creative uses outside of just music.

As previously reported, the world’s largest rooftop garden will open on top of Sunset Park’s Liberty View Industrial Plaza early next year. In addition, the landlords of Industry City, a 16-building, 6.5 million-square-foot complex in Sunset Park, are looking to have tech firms and other creative tenants take office space.
