Priciest, cheapest listings to hit the Manhattan market this week

Kyle Blackmon of Brown Harris Stevens had the priciest listing to hit the Manhattan market this week with a $62.5 million condominium penthouse at 15 Central Park West. This 5,610-square-foot duplex, designed by Robert A.M. Stern, also boasts a 392-square-foot terrace facing the park. A foyer with a curved staircase leads to the home’s upper level, which includes a master bedroom and marble bath overlooking the park, multiple walk-in closets and a study/exercise room. The home also features a library, chef’s kitchen and dining room with separate wet bar and pantry.

The second priciest listing to hit the market this week is located across the park at 58 66th Street in Lenox Hill. This 8,000-square-foot, Beaux Arts limestone mansion built in 1909 is asking $20 million. Renovation plans designed by architect Stephen Wang Associates have been filed and approved for the property, should the buyer opt to proceed with them. The week’s third priciest listing, asking $18.5 million, is a seven-bedroom condominium at 823 Park Avenue on the Upper East Side. The 7,234-square-foot spread includes 10-foot coffered ceilings, a formal foyer off the double-width living room, a wood paneled library with a fireplace, a sitting room with a fireplace, an entertaining kitchen, two powder rooms and a guest suite complete with a full bath. The cheapest three listings to hit the Manhattan market this week are all located at 128 West 138th Street in Central Harlem. The least expensive co-op unit, No. 2C, is a one-bedroom asking $149,000. The property is a fixer-upper in need of renovation and is purchasable in a cash-only transaction. Tj Linen of Esra Realty has the listing.

The next cheapest unit, in the same building, is also a one-bedroom fixer-upper. Asking $159,000, the property features “decent-sized rooms and closet space,” according to the listing, also held by Esra’s Linen.

The third least expensive listing of the week, Linen’s third on our list, is just down the hall in 128 West 138th Street — a two-bedroom asking $165,000. Also in need of sprucing up, the property is a cash-only purchase. – Julie Strickland
