Work halted at Toll Brothers’ Pierhouse

Apartment building may violate height restrictions by 3.5 feet

Over cries from Brooklyn Bridge Park officials that height restrictions are potentially being violated, the Department of Buildings issued a partial stop work order on Toll Brothers City Living and Starwood Capital’s Pierhouse apartment building.

The building, a joint venture between the developers, would stand 55 feet tall after a 3.55-foot height increase. The condo-hotel project is comprised of two buildings, and the stop work order was issued for the shorter of the two, 130 Furman Street. The taller, 90 Furman Street, has already topped out.

The height must comply with the Brooklyn Heights Scenic View District, which limits the height of buildings between the Brooklyn Heights Promenade and the waterfront to preserve the views of the Lower Manhattan skyline, Governors Island, the Statue of Liberty and the Brooklyn Bridge, according to New York YIMBY.

Pierhouse will contain 106 condo units. As of December, sales prices averaged $1,850 per square foot.

“We take our responsibility to protect the Scenic View District very seriously,” Regina Myer, president of Brooklyn Bridge Park, told the website. “We will take aggressive action against any encroachment on the protected view plane.”

“Minor adjustments such as the alteration of bulkheads or parapets are among the type of alterations that may be necessary to bring the structure into full compliance,” a Brooklyn Bridge Park official said.
