L+M, Hornig file plans for 12-story Bronx rental building

Project will be 100% affordable housing

Updated, 2:21 p.m. Sept. 18: A long-vacant lot near St. Barnabas Hospital in the Bronx is finally showing signs of life.

L+M Development Partners and Hornig Capital Partners filed plans to build a 12-story, 127,000-square foot affordable housing rental building at 4439 Third Avenue between East 181st and East 182nd street in Belmont.

Permit applications show the new building will have 133 residential units: 11 on the second floor, 13 each on the the third through eight floors, and 11 each on the ninth through 12th floors.

The building is also slated to include 11,500 square feet of commercial space. A community facility will occupy the ground floor, while the second floor will house a tenant recreation space.

The tract, located near St. Barnabas Hospital’s Third Avenue complex, has been owned by the medical center since 1995. No closed sales for the site have yet appeared in property records.

A spokesperson for L+M Development confirmed that the building would be all affordable housing, but declined to comment on the possible purchase of the site.
