Renderings and additional details have been released for Cape Advisors’ 12-story condo development at 149 Church Street in Tribeca, known as 30 Warren.

The 23-unit project will span almost 45,000 square feet of residential space and will also include nearly 5,600 square feet of ground floor retail. No retail tenant has been announced at 30 Warren, but Corcoran Sunshine will be marketing the project. Sales will launch this fall, with units to be delivered by summer 2017.

Though the development’s scope is relatively small, its impact on the surrounding neighborhood is substantial given it takes up an entire blockfront on Church Street between Warren and Chambers streets, according to New York YIMBY.

Post-Office Architectes is designing the project, with Midtown-based HTO Architect serving as the architect of record. The city approved demolition permits for the existing five-story building at 149 Church Street in July.

Soho-based Cape Advisors bought six Tribeca properties on West Broadway, between Warren and Murray streets, for a combined $50 million earlier this year. [NY YIMBY]Rey Mashayekhi
