Opus Group JV develops transit-oriented project in Elmhurst

The mixed-use construction will have 164 units over retail

The Opus Group is developing a 164-unit apartment in suburban Elmhurst in a joint venture with Principal Real Estate Investors.

The transit-oriented development at 100 North Addison Avenue would feature 7,600 square feet of ground-floor retail, according to RE Journals, which first reported the story. It will rise near the Elmhurst station on Metra’s Union Pacific-West Line.

Minneapolis-based Opus Group acquired a one-story office building on the property in May 2017 for $3.9 million, according to Real Capital Analytics. It is financing the redevelopment with a $66 million construction loan from Hinsdale Bank & Trust, according to RCA.

The apartments will be a mix of junior one-bedroom through  three-bedroom units. Amenities will include a fitness center and yoga room, a club room with demonstration kitchen, a communal dining room, work-from-home suites and an outdoor area with a pool, poolside cabanas, grilling area and outdoor kitchen.
