JDL Development’s 9 West Walton dominated the top residential sales of the first quarter, with three closings among the 10 most expensive in the city.

While none compared to billionaire Ken Griffin’s record-shattering $59 million purchase in November of a four-story penthouse that tops the building, together the units that sold in 9 West Walton last quarter brought in $24 million for JDL.

Another theme on this list: Ask and ye shall not necessarily receive. Several listings sold only after drops in the asking price, including a nine-bedroom Gilded Age mansion in Lincoln Park that fetched only about half its 2004 purchase price.

1. 9 West Walton Street, Unit 2100 | $12.1 million

This 10,000-square-foot, seven-bedroom, full-floor unit in JDL’s 9 West Walton Street was on the market for 94 days. The identity of the buyer, who closed the deal on Jan. 8, is being concealed.

2. 401 North Wabash Avenue, Unit 87A | $9.4 million

This 6,850-square-foot, four-bedroom unit in the Trump Tower saw several chops to its ask. Retired Eaton Corporation executive Thomas Gross and his wife, Michelle, listed it in 2016 for $12.7 million, then lowered the ask three times throughout 2017, according to the Tribune. The sale closed on March 1.

3. 9 West Walton Street, Unit 3400 | $8.9 million

The 7,100-square-foot, five-bedroom unit takes up a majority of the building’s 34th floor. The sale closed on Feb. 1.

4. 401 North Wabash Avenue, Unit 88A | $7.7 million

The seller of this 5,500-square-foot, three-bedroom unit in Trump Tower was Florida-based investor Waltraud Legat. He bought the unit for $3.7 million in 2009, the year the 98-story building opened.

5. 2466 North Lakeview Avenue | $4.65 million

Known as the Wrigley Mansion, this 13,700-square-foot, nine-bedroom Gilded Age mansion was the quarter’s priciest single-family home sale to close. According to Crain’s, its previous owner had paid $9 million for it in 2004. Bank of America was the seller this time, as the house was taken over by foreclosure in 2016.

6. 1440 North Dearborn Parkway | $4.6 million

Curbed reported in October that this five-bedroom, 127-year-old Gold Coast mansion had re-entered the market after being taken off, with a $6.45 million ask. It had listed in 2014, asking $6.9 million.

7. 2221 North Fremont Street | $3.7 million

This three-story single-family home in Lincoln Park totals 6,900 square feet and has five bedrooms. The sale closed on March 5. Heather Gustafson of @properties had the listing.

8. 1831 North Fremont Street | $3.5 million

Just three blocks south of 2221 North Fremont, this 5,200-square-foot, five-bedroom sold on Jan. 12. The listing belonged to Berkshire Hathaway Home Services Koenig Rubloff.

9. 1236 West Lill Avenue | $3 million

This 6,300-square-foot, five-bedroom single-family home sold on Feb. 28. Jeff Lowe moved the listing for the property over from Berkshire Hathaway after joining Compass in late 2017.

10. 9 West Walton Street, Unit 602 | $3 million

This 2,700-square-foot, three-bedroom unit isn’t as flashy as some other units that share its address, but Cook County records indicate its price per square foot was solidly in four-figure territory, at $1,094. The sale closed on March 22.
