Perfect Turf signed a full-building lease with Venture One Real Estate and will move its headquarters to Rolling Meadows.

The maker and distributor of synthetic turf products is expanding from its 15,000 square feet at 230 Gerry Drive Wood Dale, and moving into the 28,000-square-foot building at 5540 Meadowbrook Court. It will move in next month.

Colliers International’s Kelly Joyce and Vern Schultz represented Venture One in the lease. Lee & Associates’ Ken Franzese and Joe Feeney represented Perfect Turf.

Venture One is overhauling the building’s office space, putting in new HVAC units, installing a new roof and repaving the parking lot.

The Rosemont-based firm has been active in the Chicago industrial market, which is among the best in the nation by leasing volume.

Venture One is teaming with USAA Real Estate on a 174,000-square-foot speculative industrial building on the South Side of Chicago. And it recently sold a 51-building Chicago-area industrial portfolio to Taurus Investment Holdings for $201 million.

With vacancy rates dropping and rents jumping, investment sales of Chicago-area industrial properties are poised to set a new record this year.
