Chicago’s high-end, new construction condo market continues to propel an other sluggish luxury market.

Last week’s top five closed residential sales were all for Downtown condos. The results were not unlike the first week in August, when only one single-family home — a Lakeview mansion — made it on the top five priciest sales list.

Combined, last week’s top five sales traded for more than $13.5 million, less than the combined $14.6 million spent on the previous week’s top deals.

The new construction Renelle on the River from Belgravia Group commanded the two priciest sales of last week, with the two units trading for more than $5.8 million. Renelle on the River also had the sixth and seventh priciest sales of last week.

Like the previous week, Related Midwest’s One Bennett Park and Sulo Development’s Hayden West Loop also notched pricey sales.

Price and property details were found using Redfin and records on PropertyShark.

403 North Wabash, Unit 12B | River North | $2.8 million

One Bennett Park, #4803 | Streeterville | $2.6 million

The firm will try to get just under $17 million for one of the tower’s 8,400-square-foot penthouse units. This unit, however, is 2,400 square feet and includes three bedrooms and three-and-a-half bathrooms. Gwen Farinella and Erin Ward of Related Sales represented Related Midwest, and Erin Ward also represented the buyer.

1109 West Washington Boulevard, Unit 7B | West Loop | $2.58 million

Like Renelle on the River, Sulo Development’s Hayden West Loop is another boutique-sized condo unit racking up big sales. The 28-unit complex had one of the previous week’s biggest sales, and also recorded another $2.3 million sale last week. This unit includes three bedrooms and three-and-half-bathrooms. Timothy Sheahan and Mark Icuss of Compass represented Sulo Development.

360 West Erie Street | River North | $2.48 million

Another boutique-sized Belgravia project has notched another pricey sale, with this unit in Three Sixty West trading for nearly $2.5 million. Elizabeth Brooks and Michael Hampton represented Belgravia Group, while Ronda Fish of Jameson Sotheby’s International Realty represented the buyer.
