Chicago’s high-end, new construction condo market continues to propel an other sluggish luxury market.

Last week’s top five closed residential sales were all for Downtown condos. The results were not unlike the first week in August, when only one single-family home — a Lakeview mansion — made it on the top five priciest sales list.

Combined, last week’s top five sales traded for more than $13.5 million, less than the combined $14.6 million spent on the previous week’s top deals.

The new construction Renelle on the River from Belgravia Group commanded the two priciest sales of last week, with the two units trading for more than $5.8 million. Renelle on the River also had the sixth and seventh priciest sales of last week.

Like the previous week, Related Midwest’s One Bennett Park and Sulo Development’s Hayden West Loop also notched pricey sales.

Price and property details were found using Redfin and records on PropertyShark.

403 North Wabash Avenue, Unit 14A | River North | $3.1 million

Belgravia Group, one of Chicago’s most prominent condo developers, is now delivering on its newest project, Renelle on the River. The River North tower with Chicago River views had the two most expensive home sales last week, with this unit trading for just over $3 million. The four-bedroom, four-and-a-half bathroom unit has over 3,400 square feet. The 50-unit building was 80 percent sold as of February. Elizabeth Brooks and Pamela Albrecht represented Belgravia Group and Danielle Dowell of Berkshire Hathaway HomeServices KoenigRubloff represented the buyer.

403 North Wabash, Unit 12B | River North | $2.8 million

The second Renelle on the River unit to make the list is for this 12th-floor unit that traded for over $2.77 million. The 2,500-square-foot unit has three bedrooms and three-and-a-half bathrooms. Elizabeth Brooks and Brooke Bohnker represented Belgravia Group and Michael Mandile of Compass represented the buyer.

One Bennett Park, #4803 | Streeterville | $2.6 million

Related Midwest’s apartment-and-condo tower at 451 East Grand Street continues an active year of sales with this 48th floor unit trading for $2.6 million. Related notched its first condo sale in the building in February, and closed sales have ranged from north of $2 million to above $6 million. The firm will try to get just under $17 million for one of the tower’s 8,400-square-foot penthouse units. This unit, however, is 2,400 square feet and includes three bedrooms and three-and-a-half bathrooms. Gwen Farinella and Erin Ward of Related Sales represented Related Midwest, and Erin Ward also represented the buyer.

1109 West Washington Boulevard, Unit 7B | West Loop | $2.58 million

Like Renelle on the River, Sulo Development’s Hayden West Loop is another boutique-sized condo unit racking up big sales. The 28-unit complex had one of the previous week’s biggest sales, and also recorded another $2.3 million sale last week. This unit includes three bedrooms and three-and-half-bathrooms. Timothy Sheahan and Mark Icuss of Compass represented Sulo Development.

360 West Erie Street | River North | $2.48 million

Another boutique-sized Belgravia project has notched another pricey sale, with this unit in Three Sixty West trading for nearly $2.5 million. The three-bedroom, three-bathroom unit has over 2,500 square feet and an outdoor terrace attached to the master bedroom. Elizabeth Brooks and Michael Hampton represented Belgravia Group, while Ronda Fish of Jameson Sotheby’s International Realty represented the buyer.
