ZSD picks up stalled church condo conversion

Three years ago, the planned conversion of long-shuttered St. Boniface Catholic Church into a condominium complex won city approval. The century-old church in Noble Square would be preserved and redesigned with roughly 18 units, and another two buildings with 23 more units would be constructed next door. Eight of the units would be reserved for affordable housing.

Despite the green light, the project stalled. Until now.

ZSD Development, a prolific condo developer led by Zev Salomon, has taken over the property and conversion plan from Michael Skoulsky’s Stas Development, according to Crain’s.

Salomon, whose firm paid off the $5 million mortgage on the property, will move ahead with the project at 1358 West Chestnut Street, according to the report.

The market-rate condo units will be listed from $750,000 to $1.5 million, with the church’s rose windows and limestone entrances kept intact among other features, the report noted.

Jameson Sotheby’s International Realty will handle sales, with construction expected to be completed by mid-2022.

Salomon’s ZSD is also planning a 13-unit condo  development in the West Loop. Each unit would have space for working and living — in the Covid WFH world — with four bedrooms, office and outdoor space. The firm also developed a 25-unit condo nearby, between Peoria and Green streets, called Peoria Green.
