Cedar Street plans resi tower on Lake Street

271 units eyed at site of Hindman Auctions

Cedar Street Companies filed a zoning application for 1338 West Lake Street, presently the home of Hindman Auctions, Urbanize Chicago reported. The building on site would be demolished for the new project.

The tower, which Solomon Cordwell Buenz has been tapped to design, is planned to rise 296 feet tall and include 271 rental units and 7,300 square feet of ground-floor retail. Keeping in line with Chicago’s Affordable Requirements Ordinance, 54 of the units will be designated as affordable housing.

Zoning documents show preliminary plans that include a tower. The podium of the structure will extend beyond the tower to fill out the full site footprint. Plans show that the facade will consist of a mix of glass and aluminum.

While there aren’t any official renderings of the building yet, insets on the 26th floor and the top of the podium, shown on early drawings, suggest they could be used for amenity spaces. There will also be parking spaces for 217 vehicles and 109 bike parking spaces.

Another Cedar Street project on North Broadway will feature a partnership with WeWork to bring a coworking space to the residential building.

The filing of the zoning application is the first step in the project’s path through the city’s approval process. In addition to giving a presentation to the Committee on Design, Cedar Street will have to get approval to rezone the project from M2-3 to DX-7 from the Chicago Plan Commission, the Committee on Zoning and the City Council.
