A deal for the 73rd-floor unit is marked as contingent

JDL’s One Chicago may set the tone for Chicago’s condo market in 2023 with the priciest sale so far this year in the city.

A deal for a luxury condo on the 73rd floor of the 76-story tower at 14 West Superior built by Jim Letchinger’s development firm JDL is in the works, with a listing price of nearly $14 million after the unit spent less than a week on the market, the Chicago Tribune reported.

The three-bedroom, 6,085-square-foot unit was listed for $13.95 million on Monday and was marked “contingent” less than three days later.

JDL listed the condo unit with a pending contract, meaning the deal was likely struck before the condo even hit the market. Nancy Tassone of Jameson Sotheby’s was the listing agent for the unit.

The condo has four bathrooms, floor-to-ceiling windows, direct elevator access and wide-plank European oak wood flooring. The custom kitchen was designed by O’Brien Harris and has a eat-in kitchen island as well as a separate dining room.

The bedrooms have Ketra circadian lighting and the bathrooms are covered in porcelain and equipped with custom-built vanities.

“Residents will enjoy an exclusive membership to Life Time Athletic Resort and Spa’s diamond level private club,” the listing said. “Everyday fine dining, and a flagship Whole Foods are at the ground level.”

A few miles east, Illinois’ former wealthiest resident recently sold a condo unit in the luxury Park Tower complex on North Michigan Avenue earlier this week in what is so far the priciest condo deal this year in Chicago. Citadel boss Ken Griffin sold one of the four residential properties he listed for sale after announcing his move to Miami. The 66th-floor unit sold for $11.2 million, marking a 25 percent loss for Griffin, who bought the unit in 2012 for $15 million.
