Baldwin Hills, Leimert Park appreciation rates rise — but trail much of L.A. County

Prices in South L.A. neighborhoods jumped more than 30 percent in third quarter over prior trades

Home values in Baldwin Hills and Leimert Park appreciated in the third quarter, but at a rate that puts the neighborhoods in the bottom 10 percent countywide from a long-term perspective.

The median price on home sales within the ZIP code 90008, which covers Baldwin Hills and Leimert Park, increased by 31.6 percent in the third quarter compared to previous trades of the individual properties, according to data provided by Attom and analyzed by The Real Deal. That works out to a median increase of $245,000.

Attom, a real estate data company, provided median home appreciation data for every quarter back to 2008 in the L.A. County ZIP codes that saw 10 or more sales in those quarters. The data does not factor in when each of the homes had previously traded, with some reflecting longer periods of ownership and others comparisons coming on  shorter stints between deals.  The combination offers a longer view of home appreciation rates than a quarterly or annual comparison.

Baldwin Hills/Leimert Parks’ appreciation rate of 31.6 percent was the 26th worst of the 258 county ZIP codes provided by Attom. The communities, located in South Los Angeles, are known for their hillside homes, cultural institutions and long-standing roles as centers of Black homeownership and arts in the city. The 90008 ZIP code had a population of more than 33,400 residents in the third quarter, with a median home sale price of just over $1 million, down more than 11 percent year over year. The region’s median price peaked in the fourth quarter of 2024, when it hit $1.6 million.

For the 90008 ZIP code, its home appreciation rate peaked in the second quarter of 2022. The median home that traded that quarter had an appreciation of almost 155 percent.

In Los Angeles County, the median home sale in the third quarter appreciated by 50 percent, for a median increase of $300,000 in the third quarter. The median home sale price in the county during the time period was $900,000.

Two other high-end ZIP codes — those belonging to San Marino and Beverly Hills — also saw their home appreciation rates lag the broader county in the third quarter.

The ZIP code with the highest appreciation rate in the third quarter was Glendale’s 91201, where the rate was more than 204 percent.

Meanwhile, two ZIP codes recorded depreciations in their median home values based on third-quarter sales. Pacific Palisades’ 90272 saw home values plunge 37 percent after wildfires destroyed much of the area earlier this year, and 90017, which covers parts of Downtown L.A. and Westlake, saw home values fall by more than 14 percent.
