Calabasas home values jump 59% in Q3, outpace LA County market

Upscale enclave also outperforms San Marino, Beverly Hills

In the luxury enclave of Calabasas, California, outperformed all of Los Angeles County in the third quarter — even as other high-end markets lagged behind.

Calabasas’ home appreciation rate last quarter was just over 59 percent, compared with the countywide rate of 50 percent. Calabasas’ quarterly appreciation rate pencils out to a median increase of $635,000.

Real estate data firm Attom provided median home appreciation data for every quarter back to 2008 in the L.A. County ZIP codes that saw 10 or more sales in those quarters.  The company analyzed prior deals for homes that traded in the third quarter, but did not factor in when each of those homes sold. By analyzing transactions spanning different periods of ownership — from short stints between deals to longer ownership times — the data provides a more comprehensive view of home appreciation.

Calabasas’ home appreciation rate peaked in the third quarter of 2024. That quarter, the median home price more than doubled compared to prior sales.

The median sale price within Calabasas’ ZIP code of 91302, which has a population of about 26,200 residents and is home to scores of celebrities, was $1.7 million in the third quarter, the 25th highest in L.A. County. 

The median home price in Calabasas peaked in the first quarter of 2025, when it hit $2.6 million.

While Calabasas’ home appreciation rate did better than that of the broader county for the period, other pricy areas such as San Marino and Beverly Hills did not. San Marino’s rate was about 41 percent and Beverly Hills’ came in at 33 percent.

Only two of the ZIP codes analyzed experienced a drop in their median home values, according to third-quarter sales data. The most significant decrease was in Pacific Palisades’ 90272, where home values plummeted 37 percent following extensive wildfire damage earlier this year. Home values also fell, by more than 14 percent, in the 90017 ZIP code, which covers parts of Downtown L.A. and Westlake.
