Homes that sold in the third quarter in Rancho Palos Verdes recorded a home appreciation rate of nearly 64 percent, a finding that stems from a data set that spans nearly 20 years.
That works out to a median dollar gain of $702,000. The rate in the third quarter was down from the quarter before, when houses that traded in the coastal city’s ZIP code of 90275 saw their values grow by over 83 percent, or more than $735,000.
The ZIP’s median home value in the third quarter was $1.8 million, slightly down from its peak in the first quarter of 2025 of $1.85 million.
However, the ZIP’s third-quarter home appreciation rate was higher than the rate for all of Los Angeles County, which was 50 percent.
Real estate data firm Attom provided median home appreciation data for every quarter back to 2008 in the Los Angeles County ZIP codes that saw 10 or more sales in those quarters. The company analyzed prior deals for homes that traded in the third quarter, but did not factor in when each of those homes sold. By analyzing transactions spanning different periods of ownership — from short stints between deals to longer ownership times — the data provides a more comprehensive view of home appreciation.
The median home appreciation rate in the 90275 ZIP code, which has a population of about 41,400 residents and is the site of the Trump National Golf Club Los Angeles, hit a high a year ago, coming in at more than 125 percent.

Several other luxury enclaves in L.A. County did not record third-quarter home appreciation rates that surpassed the countywide rate.
The Silver Lake neighborhood of the City of Los Angeles posted a rate of about 46 percent. San Marino’s came in at about 41 percent and Beverly Hills’ was 33 percent.However, Calabasas joined Ranchos Palos Verdes in having a median home-appreciation rate above the countywide rate. Calabasas’ rate in the third quarter was 59 percent.
