Bogotá, Colombia is the city with the most international buyers interested in picking up homes in South Florida, new data show.
Buyers from the Colombian capital made up the largest share – in terms of cities – of those searching the Miami Association of Realtors’ real estate portals in April, the industry group said.
Colombia has long been a major center for South Florida’s international buyers. This year however, China unseated the South American nation when the data was reviewed on a country-by-country basis.
South Florida attracts a wealth of global real estate interest. In 2024, 10 percent of sales in the U.S. were in South Florida and from international purchases. One-fifth of U.S. purchases went to foreign buyers throughout Florida, making the Sunshine State the top destination for foreigners.
Following Bogotá were users from Dublin, Ireland and Toronto, Canada. Two of the cities are in Venezuela — Barquisimeto and Caracas — and six of the top 10 cities are in predominantly Spanish-speaking countries.

At the country level, the largest share of users searching for South Florida properties were from China — with Colombian seekers in second place among 141 countries.
Colombia comprised 9.1 percent of searches and has been in the top two countries every month for more than three years. China was last at the top of the list in April 2023.
Part of the reason for this shift likely stems from the temporary lifting of a state law, part of an ongoing legal battle, that prohibits Chinese nationals without permanent residency from purchasing property in Florida.
The third place for highest share of international searches at the country level was Venezuela, with 7.7 percent of searches.

However, in terms of actual purchases by foreign buyers, Argentinians picked up the most real estate in South Florida last year, making up 18 percent of foreign purchases. In April, Argentinian home seekers comprised 4.4 of the searches for real estate in the region.
Last year, Colombians comprised 14 percent of purchases, and Canada 8 percent. Buyers from Mexico, Brazil, Peru, Chile, Ecuador and Spain rounded out the rest of the top-buyers list.
