A top Hamptons broker had the highest average sale price — with the fewest deals

Timothy Davis topped the list for average sale size, but not overall deals, at $15.8M

The latest ranking of top Hamptons brokers shows the widely varied business in the area’s tony enclaves that landed agents their top spots. 

Corcoran’s Timothy Davis placed first among the top 20 East End brokers with the largest average sale size of $15.8 million, according to an analysis of data from The Real Deal’s Hamptons ranking of brokers based on closed sales between June 1, 2024, to June 1, 2025.

Davis ranked 11th with $158.3 million in sales, according to the analysis. The total was based on just 10 sales over the past year, the fewest among the elite cohort. 

The top performer this year by sales volume was Cody Vichinsky with Bespoke Real Estate, who was also the top performer last year. Vichinsky was second this year by average deal size, as he closed 30 transactions averaging $14.8 million a piece.

Vichinsky was second by mean deal size in 2024 as well, but that was because of an outlier: With just one megasale, Compass affiliate Trove had the highest average deal size of a whopping $112.5 million — the purchase of a waterfront estate at 700 Meadow Lane in Southampton. Trove was not part of TRD’s top-20 ranking this year.

Overall, the top residential brokers did more deals than the year before, but they were also, on average, smaller. East End brokers have pointed to a sluggish market over the past year, which has been rife with economic uncertainty and increased inventory across markets.

Over the past year, the top 20 agents and agent teams closed 612 home sales, which was 75 percent more than the year before. But the average size of those sales shrank by 31 percent, coming in at $6 million from a smidge over $3 million.

TRD’s top 20 agent ranking included 1,497 residential buy-side and sell-side closed deals over $1,000,000 based on publicly available listings and data from agents filed between June 1, 2024 to June 1, 2025. The deals were in: Amagansett, Bridgehampton, East Quogue, East Hampton, Eastport, Flanders, Hampton Bays, Montauk, North Haven, Quogue, Remsenburg, Riverhead, Sag Harbor, Sagaponack, Southampton, Speonk, Wainscott, Water Mill, Westhampton, Westhampton Beach and Westhampton Dunes.
