Co-op market in Manhattan


THE CITY’S CO-OP MARKET HAD A MISERABLE YEAR IN 2020. Overall, median prices slumped by more than 5 percent, and the number of sales cratered by more than 27 percent. The luxury co-op market was particularly weak, with just 133 contracts signed in 2020 compared to 222 the year before — a 40 percent plunge. Making matters worse, many buildings with ground-floor retail have taken a financial hit from delinquent retail tenants, forcing maintenance fees up and values down.
