MEDIAN RENTS CONTINUED TO TUMBLE THROUGHOUT 2020, ending 14.5 percent lower than in 2019. But the end of year saw a surge in new leases, setting records in each month of the last quarter as tenants sought better deals.

More than half of new Manhattan leases came with some kind of concession. Listing inventory ballooned by 172 percent year-over-year, hitting a 14-year high for Manhattan in September.
