Custom-door king makes foray into live-work world

Tal Hassid, the CEO of ETO Doors, which built an online retailer for custom doors, wants to try his hand at the burgeoning live-work industry.

Hassid filed plans to add two stories to his company’s manufacturing warehouse in the Arts District and create an eight-story live-work space. The building at 1340 E. 6th Street would have 193 units and 256,000 square feet of commercial space.

Hassid filed the plans through Loftquinox LLC.

The warehouse is at the corner of Mill Street at the heart of the Arts District, which has rapidly transformed from a somewhat blighted industrial area into a hip and desirable neighborhood. Adaptive reuses of aging industrial product has helped drive that transformation.

The neighborhood has 25 projects currently in the pipeline, or one for every other block. That includes some large projects like SunCal’s 1,736-unit mixed use 6AM project, which will have two 58-story towers, a school, and 250,000 square feet of office space.

The project would be a departure for Hassid, who built a successful custom door online retailer that “offers the largest selection of doors west of the Mississippi,” according to the Los Angeles Business Journal.

In 2014 the Business Journal called Hassid a “twentysomething kid.” He bought the warehouse a year later in 2015 for $16.1 million.
