Developer plans new apartment complex on the border of Koreatown
It’s the second proposed project by David Pourbaba in less than a year
A new apartment complex is set to go up in the booming area between East Hollywood and Koreatown, adding to the number of projects proposed in the community.
David Pourbaba, CEO and founder of 4D and Development Investments, has filed a permit to build a new five-story complex near the Vermont/Wilshire Metro Station on Beverly Boulevard, city documents show.
The complex would include 67 units above one level of retail. The project classifies as by-right, meaning it complies with the zoning code and thus could earn approvals much quicker than normal.
Pourbaba, acting through an LLC named Beverly Berendo, purchased the site at 3967-3977 West Beverly Boulevard for $5.2 million in February 2017, property records show.
The 30,000-square-foot lot, comprised of four parcels, hit the market for sale in 2016.
The mixed-use project comes on the heels of another one proposed by Pourbaba’s 4D firm. Last June, the developer filed plans to build a six-story mixed-use development in the busy West Adams corridor which would include 115 units, 34,000 square feet of retail space and underground parking.
4D specializes in ground-up construction projects, ranging from multifamily, commercial, retail and industrial. Its portfolio includes the E. On Grand, a 122-unit project multifamily complex in Downtown Los Angeles, an office and retail building on Santa Monica Boulevard and a 45-story luxury condominium tower on the Las Vegas Strip.
