LA luxury homes sales dipped last week

The five priciest residential sales of the week in Los Angeles County totaled $25.7 million, slightly lower than the week before, which stood at $27.9 million.

The coronavirus pandemic is still cutting into luxury-buying activity in the city, despite loosening of in-person home showings over the last month.

Last week’s list included all single-family homes, and were scattered in different neighborhoods. The homes that sold were in Pacific Palisades, Sherman Oaks, Silver Lake, Bel Air and Brentwood Heights.
This list was compiled with data from Redfin and other sources, from May 26 to June 1.

1134 Lachman Lane | Pacific Palisades | $7.4M

This 1965-built home recently had an interior overhaul. The home totals 7,500 square feet across two floors and has five bedrooms and 5.5 bathrooms. It has a landscaped backyard, with an outdoor dining area and a swimming pool. Amenities include a home theater, wine cellar, gym, and a three-car garage. The sale comes out to $984 per square foot. The home traded for $7.8 million in 2014, then hit the market last August for $10 million. Several price cuts brought it down to $8 million in early March. Jordan Cohen with Re/Max One had the listing, while Patricia Spencer with Compass brought the buyer.

3901 Longridge Avenue | Sherman Oaks | $5M

This 10,200-square-foot home has six bedrooms, each with its own bathroom, and three additional baths. The sale worked out to $490 per square foot for the home, which was built in 1989. The master bedroom has a private staircase leading to a gym and an office. There’s a three-car garage, a motorized gate and a circular motor court out front. The backyard has a saltwater pool, patio, and a sports court. The home last sold for $5.4 million in 2015 and hit the market again in November for $6.5 million. Christopher Pauloski represented buyer and seller in the most recent sale.

1844 Silverwood Terrace | Silver Lake | $4.9M

This property spans 4.4 acres, making it the largest among the top sales of last week. The 4,400-square-foot home was built in 1988, and is at the end of a long private drive in the hills overlooking the neighborhood. The sprawling grounds include a tennis court, swimming pool and garden. The sale comes out to $1,106 per square foot. The home hit the market in January asking $6 million. Sohail Yousaf with Sotheby’s International Realty represented the sellers, and Emmanuel Xuereb with Compass brought the buyer.

2129 Queensborough Lane | Bel Air | $4.9M

This Mediterranean-style home was built in 2004 and sits in the gated community of Bel Air Crest. It has six bedrooms and seven bathrooms and totals 7,210 square feet. The sale figures out to $674 per square foot. The home’s most notable feature is its large double-height entrance foyer, flanked by double staircases. The backyard has a swimming pool, outdoor kitchen, and fire pits. The home has been on and off the market since last July and most recently had a $5.2 million price tag. Lena Cholakian and Patricia Spencer with Compass had the listing. Laleh Sheikh-Astaneh with Keller Williams represented the buyer.

440 N. Skyewiay Road | Brentwood Heights | $3.5M

This Spanish Revival home was built in 1929, and stand just across the street from Frank Lloyd Wright’s Sturges House. The home has four bedrooms, 5.5 bathrooms and totals 4,560 square feet. The buyers paid about $60,000 more than its last asking price. The sale comes out to $764 per square foot. It was the first time the property was put on the market in 50 years, according to the listing, which marketed it as an opportunity to “restore, remodel, add on or build 2 new homes.” Chaya Van Essen with Hilton & Hyland represented both the buyer and seller.
