Proposal would ban condos from charging more to pay for delinquent neighbors

Florida Sen. Chris Smith has proposed a bill in the Senate that would
prohibit condominium associations from making owners who pay their dues
on time pay higher fees to compensate for delinquent neighbors. “My bill
came from a Lauderhill constituent who is getting pummeled by these
assessments because her community has a lot of foreclosures and
vacancies,” Smith said. “Those who are not in foreclosure are having to
pay for those who are not paying assessments and the price is getting
high on them.” Under Florida law, shared communities like condos have
the power to charge more to make up for delinquencies. The bill does not
cover HOAs. [Sun
