Current residential sales in and around Miami show that the South Florida market continues to track on a steady, active path, according to a recent report by local realtor Mark Zilbert.

Zilbert concluded that there was a sharp spike in average selling prices per square foot in December, and this trend is expected to continue through January.

However, the study shows about 17 months of available inventory, which means prices could be lowered. But Zilbert did say that it looked as though inventory levels may be dropping.

The two highest selling South Florida properties in January were both in Miami Beach  a  2-bedroom, 1,940-square-foot Continuum unit for $4,187,500, followed by a 3-bedroom, 3,456-square-foot house on 2525 Sunset Drive for $3,295,000. — Kristina Puga
