Simply Healthcare to relocate to Flagler Corp. Center

Marking one of the largest office lease deals in Miami-Dade County this year, Simply Healthcare will relocate and consolidate its Coral Gables offices at Flagler Corporate Center, The Real Deal has learned.

The healthcare provider will lease 84,467 square feet at the six-story office building at 9250 West Flagler Street in West Miami-Dade County, Cushman & Wakefield said in its second quarter market report.

Gordon Messinger, a director at Cushman & Wakefield, represented the landlord in the deal.  Jack Lowell, executive vice president of Colliers International South Florida, represented Simply Healthcare.

Built in 1974, the 671,088-square-foot building sits on 26 acres. Major tenants of the Class A building include Florida Power & Light and Jeb Bush’s presidential campaign headquarters.

Property records show the property’s owner is Hoffman Flagler LLC, whose authorized managing member is Jacob Hoffman. The entity purchased the site in September 2014 for $57.5 million. The seller was a company tied to Chateau Group’s Grosskopf family.

The lease was signed in the second quarter of this year, according to the Cushman & Wakefield’s report. The only deal larger was Citigroup’s lease for 125,000 square feet at Miami Center, at 201 South Biscayne Boulevard.

According to Cushman & Wakefield‘s report, nearby Airport West Class A properties lease rates have increased 6.1 percent, year-over-year, to $31.

Simply Healthcare will be consolidating two locations in Coral Gables, and is expected to move in by end of 2015, Cushman & Wakefield said.
