The week in luxury: A map of Miami-Dade’s priciest condo sales

The final week of February saw some renewed activity for Miami-Dade County’s condo market, which has suffered from a winter slump for the past three months. Last week was also the first time since the end of 2015 that all 10 of the county’s most expensive condo deals were above $1 million.

Miami-Dade’s priciest condo sale last week was for unit 1207 at the Grand Bay Towers in Key Biscayne. Listing agent Brigitte De Langeron of Fortune International Realty closed it for $3.72 million, or about $1,120 per square foot, after having the unit on the market for 377 days. The three-bedroom, four-bathroom residence boasts ocean views through full-height windows and modern finishes.

Close behind that unit was a penthouse at Capri in Miami Beach. Eloy Carmenate had the unit on the market for only 65 days before closing at $3.7 million, or $1,928 per square foot. Some of its features: a rooftop summer kitchen, views of Biscayne Bay and the city, loft-style floor plan and contemporary finishes.

And the week’s third-most expensive deal — also its last multimillion dollar one — was for a unit at the Sunset Harbour North tower in Miami Beach. The $2 million sale included unit 2402/2, with two bedrooms and two-and-a-half bathrooms. Listing agent Daniel Sepe of Keller Williams sold the unit after 174 days on the market, with its closing price breaking down to $851 per square foot. It has floor-to-ceiling windows, wood floors and modern appliances.

The remaining seven of last week’s priciest condo sales ranged in price from $1.425 million to $1.121 million.

Miami-Dade had 148 condo sales last week for a total of $51.216 million. That’s a substantial improvement over the 85 closings from the previous week, which brought in $29 million in sales volume. Average prices were $346,055 per unit and $274 per square foot.
