Olivine Group sells out 350 Meridian in South Beach

Developer Olivine Group has officially sold out 350 Meridian, its boutique four-unit project in Miami Beach’s South-of-Fifth neighborhood.

Sales for the project, located at 350 Meridian Avenue, first launched in July 2015 after the three-story building was completed. It’s contemporary in style, and all four units were delivered furnished by designers Artefacto and Jalan Jalan.

Sales agents Dina Goldentayer and Sladja Stantic of ONE Sotheby’s International Realty closed on the building’s final unit last week.

The four residences boast high ceilings, oak floors, modern kitchens and built-in smart home systems.

When the project first opened, two sales closed almost immediately: the first was unit 201, which was purchased by tech executive Raymond Kubis and his wife Margaret for $2.475 million. The three-bedroom, three-bathroom residence measures 1,999 square feet and sold for $1,238 per square foot.

The second sale was to Goldentayer herself, who moved out of her unit at the nearby Continuum condo complex. She bought the 1,620-square-foot unit 202, which has two bedrooms, two bathrooms and a half bath, for $1.445 million, or about $890 per square foot.

“We are seeing people who are living in high-rises who love South-of-Fifth but want a change,” Goldentayer told The Real Deal. “At some point we just want a little bit more privacy.”

The third sale came in November, when Goldentayer and Stantic sold 350 Meridian’s penthouse unit, dubbed the Sky House. A limited liability company managed by Roberto Olivo paid $4.45 million for the 3,000-square-foot penthouse. That’s about $1,482 per square foot — a record-breaking price for non-waterfront units in the neighborhood, according to Goldentayer.

Just last week, the final 2,200-square-foot unit sold for $1.8 million or $818 per square foot, the agents said. The sale has not yet hit property records.
