Developer seeks zoning approval for new Miami-Dade apartments

An affiliate of South Florida’s AHS Development Group just applied to rezone a chunk of land near the Jackson South Community Hospital, which it’s eyeing for a new apartment project.

The vacant land, located at 9867 Southwest 152nd Street, measures about 4.5 acres and is currently zoned for agriculture. AHS bought the land in 2014 for $1.55 million — $250,000 more than its asking price at the time under Marcus & Millichap’s Alex Zylberglait.

County documents show AHS is now seeking to change the land’s zoning to a “Planned Area Development.” According to the developer’s website, it plans to build a residential project with 175 units on the property.

Requests for comment to Ernesto Lopes, the company’s president and CEO, were not immediately returned.

AHS was founded in 2012 and has its own in-house development, construction and management divisions. The firm has seven projects in South Florida either under construction or seeking entitlements, totalling 1,263 units.

Some of those include the Village at Lake Osborne, a garden-style development in Lake Worth, as well as the separate 216-unit Village at Lake Worth.

Recent years have seen developers increasingly target suburban areas in South Florida as land prices and construction costs in core markets continue to rise. So far this year, more than $4 billion worth of rental communities have traded in South Florida alone, with many of those properties being located outside dense urban areas like downtown Miami.
