November sales of Naples homes increased 3 percent from the same month last year as median sale prices declined 5 percent.

The Naples Area Board of Realtors also reported that total active listings of houses and condos in November surged 40 percent from the same month last year.

“Now that we are past the election and the economy responded positively, we are looking forward to a strong and busy season,” Dominic Pallini, president of the Naples Area Board of Realtors and broker at Vanderbilt Realty, said in a prepared statement.

The median sale price of Naples homes was $303,000 in November, down from $318,000 in the same month last year, the Realtors reported.

November closings of house and condo sales totaled 268, up from 261 last year.

Listings of Naples homes for sale rose to 5,733 in November from 4,095 in the same month last year.

“The number of properties selling under 30 days is increasing, while those in the 30-to-90-day and 90-day and up segments are stagnant,” Jeff Jones, Managing Broker at the Naples-Park Shore office of Coldwell Banker, said in a prepared statement.”This tells me that there are still properties improperly priced out there.”
