PMG, S2 top off Muse Sunny Isles at more than 70 percent sold: PHOTOS
Co-developers Property Markets Group and S2 Development have topped off Muse Residences in Sunny Isles Beach at about 74 percent sold.
Architect Carlos Ott along with Sieger Suarez Architects designed the 68-unit, 49-story tower at 17141 Collins Avenue. It’s set to open in about a year, PMG principal Ryan Shear told The Real Deal. Thirty percent of the buyers are domestic, with the remaining coming from Brazil, Colombia, Mexico, Venezuela and Europe.
Shear expects the majority of buyers to be seasonal residents, but said that he hasn’t “met a spectator yet.” It has an estimated $350 million sellout.
Construction workers will continue to install glass, drywall and stone in the building now that it’s topped off, Shear said. They’re also installing the “guide rails and guts of the building” – continuing to work on the robotic garage, the technology behind drop-down TVs, bathroom mirrors with built in screens and safe home features.
Muse also features a beach-level pool deck, which “makes the building a lot less oppressive,” Shear told TRD.
Other amenities include a gym on the third floor, sauna, children’s play room, a “farm to table” lounge for residents, outdoor pool cafe and pet services. Antrobus & Ramirez is designing the interiors of the common areas, and Troy Dean Interiors will handle the units’ interiors. Custom artwork by Helidon Xhixha is also available to residents.
TRD toured the building, including up to the 46th floor and a model unit on the fourth floor. The 3,635-square-foot unit includes a 720-square-foot terrace, 12-foot ceilings and a kosher kitchen.
The building is just north of Jade Ocean, Jade Beach and the under-construction Jade Signature, which topped off in October.
PMG also topped off Echo Brickell, a 57-story luxury condo tower at 1451 Brickell Avenue, about two weeks ago, Shear said. That project, which made headlines after a construction accident in October, will open later this year.
