Sky candy: New renderings of AquaBlu, Eleven on Lenox, Muse and more
A handful of developers just released new renderings of some of South Florida’s luxury condo developments that are in the works, ranging from 1111 Lincoln Residences, just north of Lincoln Road, to the newly unveiled penthouse collection at the Ritz-Carlton Residences, Miami Beach.
Here’s a look inside the projects:
1111 Lincoln Residences, Miami Beach
Robert Wennett released plans for 1111 Lincoln Residences, luxury lofts planned for the parking lot north of 1111 Lincoln Road.
Designed by Herzog & de Meuron, the two lofts each have three bedrooms, 2,155 square feet of interior space and 1,550-square-foot terraces. The smart homes also feature courtyards designed by Raymond Jungles and floor-to-ceiling walls. Douglas Elliman’s Eloy Carmenate and Mick Duchon have the listings for the lofts, which are each asking $3.8 million. Brodson Construction is the general contractor.
In all, the mixed-use project will have more than 100,000 square feet of office space, a parking garage and event space on the seventh floor. Tenants will include Alchemist, Jo Malone, Rosetta Bakery and “Chotto Matte,” a Peruvian and Japanese restaurant.
Wennett also developed 1111 Lincoln Road, a parking garage on the northwest end of the popular pedestrian street.
AquaBlu, Fort Lauderdale
Ocean Land Investments unveiled new renderings of AquaBlu, a 17-story, 36-unit condo building designed by Borges + Associates.
The development firm, led by Jean Francois Roy and Dennis Eisinger, broke ground on the project at 920 Intracoastal Drive in October 2015 at nearly 50 percent reserved. It’s now 60 percent presold, and aiming for a mid-2018 delivery date. It’s one of five Aqua-branded residential projects Ocean Land is developing in Fort Lauderdale’s Las Olas neighborhood.
Units at AquaBlu will range from 2,136 square feet to 3,258 square feet, and will feature kitchens with Italian cabinets, Sub-Zero and Wolf appliances, quartz countertops and an optional walk-in wine cellar or pantry.
Eleven on Lenox, Miami Beach
New renderings of Eleven on Lenox reveal Charles Allem’s designs for the 11-unit townhouse development planned near Lincoln Road.
Shoma Group CEO Masoud Shojaee launched the project in April of last year, but switched from One Sotheby’s International Realty to Douglas Elliman in November. The project, at 1030 15th Street in South Beach, will have units ranging from 4,403 square feet to 4,669 square feet. Prices start at nearly $3 million.
Zyscovich Architects is designing the development.
Muse Residences, Sunny Isles Beach
On the heels of announcing its partnership with alternative medicine advocate Dr. Deepak Chopra, Property Markets Group and S2 Development are giving a new sneak peek into their Muse Residences tower in Sunny Isles, which is slated to open next year.
Architect Carlos Ott along with Sieger Suarez Architects designed the 68-unit, 49-story tower at 17141 Collins Avenue. The building, which has an estimated $350 million sellout, is about 75 percent presold, according to PMG. Units at Muse range from $4.8 million to $17.5 million.
Muse also features a beach-level pool deck, a gym on the third floor, sauna, children’s play room, a “farm to table” lounge for residents, outdoor pool cafe and pet services. Antrobus & Ramirez is designing the interiors of the common areas, and Troy Dean Interiors will handle the units’ interiors. Custom artwork by Helidon Xhixha is also available to residents.
The Ritz-Carlton Residences, Miami Beach
Private Hammam spas, plunge pools and libraries are among the features of Italian architect Piero Lissoni‘s penthouse collection at The Ritz-Carlton Residences, Miami Beach.
Lionheart Capital is developing the Ritz, a 7.5-acre project with 111 condo residences and 15 single-family villas at 4701 Meridian Avenue. Douglas Elliman is handling sales, and prices range from $2 million to more than $40 million, the latter of which is for the eight-bedroom penthouse
Designed by Lissoni, the Ritz will feature gardens, pools and 36 private boat slips. Shared amenities will include a residential art studio, a rooftop pool deck with private cabanas and a gourmet restaurant, a waterfront bar and social room, pet grooming facilities, indoor and outdoor yoga studios, a meditation garden and carwash facilities. It’s being built on the site of the former Miami Heart Institute.
