Closings underway at Biscayne Beach tower in Edgewater

UPDATED May 12, 11 a.m.: Two Roads Development and New York-based GTIS Partners just completed Biscayne Beach, a 391-unit condo tower in Miami’s Edgewater neighborhood.

The developers nabbed their temporary certificate of occupancy and are recording closings four years after launching sales, according to a press release. A spokesperson for the project declined to provide the sellout amount.

The bayfront, 52-story tower at 2900 Northeast 7th Avenue, is 99 percent sold. Prices ranged from $400,000 to $9 million for one-, two- and three-bedroom condos, townhouse-style units and two-story upper penthouses with private pools and garden terraces. Two penthouses and a beach house unit are left, priced from about $1.6 million to $9.4 million, according to the release. Cervera Real Estate handled sales.

Buyers hail from the U.S., Venezuela, Brazil, Argentina, Mexico, Colombia, Italy, Kuwait, France, Turkey and Spain. Units will have 10-foot ceilings, floor-to-ceiling glass, and high-end fixtures and appliances.

The building features a private beach club overlooking the bay, cabanas, a pool, restaurant and bar; a library and billiards room, summer kitchen and lounge area, gym and full service spa. Thom Felicia, known for “Queer Eye for the Straight Guy,” designed the interiors.

Two Roads and GTIS broke ground on Biscayne Beach in June 2014 and topped off about a year ago. A construction worker was killed while working on the 37th floor in late 2015.

Condo towers are popping up left and right in Edgewater. Two Roads is also working on Elysee Miami, a 57-story tower planned for 788 Northeast 23rd Street, also in Edgewater. That building, which was slated to break ground earlier this year, will have 100 units when it opens in 2019.

The Related Group topped off Paraiso Bayviews late last month. The 43-story condo tower is one of four planned in the 11-acre Paraiso complex in Edgewater. OKO Group, led by Vladislav Doronin, is also active in Edgewater with its Missoni Baia condo project. – Katherine Kallergis
