Florida Power and Light purchases 614-acre parcel in Homestead for $23.5M

The parcel of land is outside Miami-Dade's Urban Development Boundary

UPDATED June 23, 6 p.m.: Florida Power & Light just purchased a 614-acre parcel of land in Homestead for $24 million, property records show.

The site near the Everglades lies west of Southwest 217th Avenue and north of Coconut Palm Drive. Records shows the parcel lies outside of the Miami-Dade Urban Boundary, the dividing line that was implemented in the early 1980s to prevent development from moving farther west.

The land was last assessed by Miami-Dade’s property appraiser for $13.5 million in 2016 and is zoned for single-family 5-acre estate use, depending on the character of the neighborhood.

An FPL spokesperson did not specify the parcel’s use, but said the company routinely purchases parcels for distribution facilities, service centers or solar power plants.

Property records show Jeffrey Marshall Clyman and Sandra Clyman Merrill of New York sold the property. Previous sale information was not available online.

Last year, FPL built a 443-acre photovoltaic power plant on the grounds of Babcock Ranch, a master-planned development near Fort Myers, along with two other solar plants in the state. This year the company plans to build eight more plants of the same size, and has plans for more, according to the spokesperson.

Other projects in the works in Homestead includes developer Marista Holdings’ request to rezone more than 45 acres of agricultural land so that it can build a mixed-use project with office, retail, a hotel and an assisted living facility in Homestead near the Homestead Air Reserve Base.
