Spec developer to bring 20 luxury custom homes to south Miami-Dade

Prices will start at $2.6M and 6k sf with lot sizes beginning at 15k sf

Sabal Development is planning 20 luxury homes priced from $2.6 million in south Miami-Dade as part of a custom-home community called Veridian Grove.

The homes at 8290 Southwest 120 Street will start at 6,000 square feet with lot sizes starting at 15,000 square feet, according to a press release. Buyers will have the opportunity to custom-design their homes, which will be set in a gated community. One Sotheby’s International Realty has been brought on as the exclusive sales and marketing firm.

An affiliate of Sabal Development, led by Pascal Nicolai, bought the property in 2015, records show. No price was recorded.

Veridian Grove will be designed by architecture firms Sotolongo Salman Henderson Architects and TOGU Architecture. Features of the homes will include a digital concierge, pools, summer kitchens and rooftop terraces, according to the release. Home buyers will have access to a wellness center with a heated lap pool, steam room, sauna and fitness center.

The gated community is just north of the open-air shopping center The Falls.

Another single-family home development is underway in the area. GC3 Development and Bindor Development are bringing Pinecrest Place, a single-family home community with 10 homes priced from $2.495 million to $2.9 million in Pinecrest.

Sabal’s other developments includes a 30,000-square-foot waterfront lot on Miami Beach’s Palm Island. Last year, Nicolai bought the site for $9 million with plans to build a $30 million spec home. Amanda Rabines
