Billionaire developer revises Miami Beach condo plans

New plan provides public beach access

The Brazilian billionaire developer behind a contentious condo project in Miami Beach submitted revised plans for the site.

José Isaac Peres, founder of Multiplan Real Estate Asset Management, now plans to provide public beach access at the property, the Marlborough House at 5775 Collins Avenue. In September, the Miami Beach Design Review Board delayed a decision on the demolition of the structure to Dec. 5, pushing hard for a public beach path.

Arquitectonica is designing the plans for the new 17-story, 89-unit condo building in Mid-Miami Beach. Among the revisions: public access to the beach though a linear park with lampposts, benches and a 15-foot-wide path with a walkway and landscaping on the south side of the building; a reduction in building width by 5 feet; and a new facade design, according to Michael Larkin, attorney for the developer.

Opponents feared that the previous design would create a concrete wall that would interfere with the light and block any views of the sea. Dozens of residents applauded the design review board’s decision to defer the vote, including Royal Embassy Condominium homeowners directly west of the Marlborough House.

Anthony M. Graziano, senior managing partner of Integra Realty Resources and Peres’ property appraiser, previously estimated that a 15-foot wide “taking” would be valued at $4.2 million. – Katherine Kallergis
