Developer scores approval for $40M office project next to Baptist Hospital

Mas Group and AJP Ventures are planning the development

UPDATED, 6:30 p.m., April 19: AJP Ventures Corp. and Mas Group are one step closer to building a $40 million office development that would replace a former synagogue in Kendall, near Baptist Hospital.

The developer received unanimous approval from a community council meeting on Tuesday to move forward with its plans to build a 116,000-square-foot office plaza at 9408 Southwest 87th Avenue and 8790 Southwest 94th Street.

Property records show AJP affiliate Galloway Road Partners LLC, led by Juan Carlos Mas and Albert J. Perez, paid $5.35 million for the synagogue building in 2016. The developer submitted a pre-application for the project to Miami-Dade County over the summer.

Greenberg Traurig’s Jorge L. Navarro represented the developer in the project. Mas is chairman of the Mas Group, which invests in health care and real estate, and the former CEO of Neff Corp, a national construction equipment rental company. His father, the late Jorge Mas Canosa, co-founded MasTec, a major engineering and construction firm based in Miami.

The three-story office building, designed by Modis Architects, will be LEED certified, Perez said. It will sit on about 4.5 acres of land and feature floor-to-ceiling glass windows, about an acre of open space and a two-story parking garage with office space fronting Southwest 94th Street and about 600 spaces.

Perez plans to break ground on the development in the third quarter of this year and begin demolition work by the end of the summer. Asking rent for the office space will be in the mid $40s per square foot.
