Quebec developer sells Coral Springs office building near mega project

Another investor is setting down roots in downtown Coral Springs amid a recent push by the city to redevelop the area.

Eden Sample LLC, led by Gideon and David Harari, just paid $5.8 million, or $140 per foot, for the five-story office building at 9600 West Sample Road. The deal was part of a 1031 exchange, David Harari said. His family recently sold the warehouse at 1063 Northwest First Street in Hallandale Beach for $3.1 million.

Quebec developers Amos and Michael Sochaczevski sold the 41,353-square-foot building in Coral Springs through their company, M.C. Bay View Investments Inc. The 1.5-acre property last sold for about $4.3 million in 2014.

It’s just north of Broward Health Coral Springs and across from the new Coral Springs City Hall, on the southwest corner of University Drive and Sample Road.

The office building is leased to North Broward Hospital, in addition to other medical office tenants. BB&T previously occupied the 3,500-square-foot ground floor retail space. Cushman & Wakefield is handling leasing for the building.

Next to city hall is the site of a major mixed-use project being developed by PreDevCo. The $200 million development is set to include more than 500 residential units, 230,000 square feet of commercial space, and an eight-story, 150-room hotel.
