Codina Partners takes on property management services

Cushman & Wakefield previously managed most of the company's commercial properties

Real estate development and investment firm Codina Partners just added property management to its roster of services.

The company announced it will provide property management to all of its commercial assets, including mixed-use developments Downtown Doral and 2020 Salzedo, as well as its 1.5 million-square-foot Beacon Logistics Park in Hialeah.

As part of the transition, Oscar Gurdian was promoted to vice president of customer experience and asset management. In his previous position as director of treasury, he managed the company’s cash flow, in addition to investor relations and other financial functions.

Previously, all of Codina Partners’ retail and office properties in Florida were managed by Cushman & Wakefield.

Codina Partners CEO Ana-Marie Codina Barlick said the majority of Cushman & Wakefield’s property management team who worked on Codina Partners’ properties has transitioned to Codina Partners. A spokesperson for Cushman & Wakefield declined to comment.

“Cushman and Wakefield did a good job as a traditional property manager. However, we would like to offer tenants and customers using and visiting properties owned by Codina Partners something more,” Codina Barlick said via email. “Our relationship with our tenants and our customers is too important to continue to outsource, hence the change in strategy.”

She said Codina Partners wants to add more programming at its office buildings and shops. The transition, she added, will also allow the firm to provide new technology for tenants and allow Codina Partners to focus more on tenant amenities.

With the addition or property management, Codina Partners has grown to about 65 employees.
