A plan to develop 46 townhouses on a five-acre site in Fort Lauderdale’s South Middle River neighborhood is pending a rezoning proposal.

Home builder D.R. Horton would build the three-bedroom townhouses, measuring about 1,700 square feet, and would price them in the low $300,000s.

D.R. Horton would build the townhouses along with a swimming pool and clubhouse in a community called Gardenia Park.

Gerry Scanlon, the developer behind the proposed project, has been assembling properties and planning the townhouse development since 2014.

Scanlon told the Sun-Sentinel all properties on the development site have been demolished except for the vacant Episcopal Church of the Intercession.

City commissioners will decide at their Oct. 23 meeting whether to consider the proposed rezoning and may do so on Nov. 6.

Chaz Adams, a spokesman for the city government, told the Sun-Sentinel that the current zoning for the proposed development site at 501 Northwest 17 Street does not permit townhouse construction. [Sun-Sentinel]Mike Seemuth
