New co-working concept inks Wynwood deal

A new co-working concept is opening in Wynwood, adding to a growing number of shared-space operators and boutique office buildings rising in the artsy neighborhood.

MINDS Co/Work is opening in mid-November in a 9,500-square-foot space at Lombardi Properties’ building at 120 Northwest 25th Street, according to a press release.

Julian Oquendo of Lombardi said the company leased about 80 percent of the first floor of the three-story, 34,000-square-foot building. The second and third floors are fully leased to tenants that include LiveNinja, a Miami-based messaging and live chat technology startup; and Miami start-up Chargello, which sells high-speed proprietary battery devices to hotels and businesses.

Comparable office rents are about $30 per square foot, triple net, Oquendo said.

MINDS Co/Work will feature 17 private offices and 37 open workstations geared toward “creative” tenants. It will also have a photo studio, a podcast recording booth and a coffee bar. Other features include two conference rooms, private event space and an outdoor patio that can be rented out.

Individual day passes start at $20, while private office memberships start at $1,200 per month. The company will charge between $30 per hour to $500 for an entire day for its conference rooms.

The property is next to a development site, which was listed in January, and could be developed into 259 residential units or 540,000 square feet of retail, residential, office or hotel space.

Other co-working operators in Wynwood include LAB Miami and Carbon Wynwood at 123 Northwest 23rd Street. East End Capital and the Related Group are building Wynwood 25 Annex, and RedSky Capital is building Cube Wynwyd. Both are office buildings.
