SBE partnering with Ari Pearl to build $220M SLS resort in Hallandale Beach

Mixed-use project will have 290 hotel rooms, 250 apartments, 18-hole golf course and more

Developer Ari Pearl is partnering with SBE to develop the 127-acre Diplomat Golf & Tennis Club in Hallandale Beach into a major mixed-use project.

SBE, Pearl and his company PPG Development announced plans for SLS Resort Residence & Marina Hallandale Beach, a $220 million development with 290 hotel rooms – of which 50 will be hotel-condo units – 250 branded apartments, a Katsuya restaurant and S Bar, a mixology lounge and an in-house restaurant, according to a press release.

In May, a partnership led by Louis Birdman sold the property at 501 Diplomat Parkway to Maltese Diplomat Owner LLC, an entity led by Pearl, for $43.25 million. The sellers planned a $450 million redevelopment of the golf club.

The SBE announcement was made about a month after AccorHotels closed on a 50 percent stake in SBE for $125 million. AccorHotels said it will use the merger to expand in U.S. cities, including Miami, Los Angeles and Las Vegas.

The Hallandale Beach property will mark the 12th SBE resort and fourth SLS-branded property in South Florida, according to the release. The site is west of the Intracoastal Waterway, near the recently renovated Diplomat Beach Resort in Hollywood.

The development will include an 18-hole championship golf course with eight acres of lakes, a 10-court tennis complex and a 48-slip marina, and is set to open in 2022. Professional golfer Greg Norman is designing the course, which will feature four par-5 holes and a 570-yard hole.

SBE’s other properties in South Florida include the recently completed SLS Brickell and SLS Lux. Pearl is also partnering with JDS Development and the Chetrit Group on mixed-use projects in Miami, Miami Beach and Pompano Beach.
