Plans call for a five-story office building featuring a rooftop lounge

A new office development is planned for Little Havana.

Metronomic just announced plans to build a five-story office project called SieteOcho at 640 Southwest Eighth Avenue. The project would mark one of the first new office developments in the area, amid a surge of new boutique multifamily construction.

The company recently acquired the 2,450-square-foot development site, but it has not yet cleared records. A spokesperson for the company declined to comment on the price. The lot previously sold for $72,000 in 2009, records show.

The developer plans to break ground on the project in early 2019, according to a press release. The 8,047-square-foot building was designed by architecture firm Burgos Lanza & Associates. Features include roughly 1,300-square-foot open-concept offices, floor-to-ceiling windows and a rooftop garden and lounge area.

In addition to SieteOcho, Metronomic has 12 construction projects planned for Little Havana, including a series of two-story residential developments called La Elaina.

Retail rents are also rising in the area, thanks to Little Havana‘s proximity to Brickell and the success of retailers along Southwest Eighth Street, or Calle Ocho. New, trendy businesses such as Union Beer Store, Velvet Creme Doughnuts, Azucar Ice Cream Co., Ella’s Oyster Bar and the Ball & Chain nightclub now line the busy street.
