Lissette Calderon plans apartments in Allapattah

Permit application shows a 13-story, 192-unit multifamily building

On the heels of renovating a rental tower on the Miami River, developer Lissette Calderon is now planning to build an apartment building in Allapattah, The Real Deal has learned.

A permit application filed with the city of Miami shows Calderon’s TCG Allapattah 17 plans a 13-story, 192-unit building at 1569-1652 Northwest 17th Avenue.

Her entity paid $1.7 million for the property, currently home to a laundromat, in July 2017, records show. The city of Miami recorded a lien against the property in June due to graffiti.

Calderon, president and CEO of Neology Life, declined to comment on the development, saying only that she plans to continue to focus on emerging neighborhoods in the urban core with the goal of creating a rental portfolio in Miami and other cities. She said it is too early to name the other destinations.

Calderon recently returned to the Miami River, where she began developing condominium projects in 2002. In mid-September, Neology Life paid $61 million for the former River Oaks Tower & Marina, a 21-story, 199-unit building on the river at 1951 Northwest South River Drive.

Last month, she renamed it Pier 19 Residences & Marina, and said she was turning it into a luxury rental tower, adding a private 10-slip marina, three large cabanas for residents’ use, and creating all new common areas. New landscaping, along with improvements to the pool and hot tub are also planned.

Calderon’s silent business partner is a family wealth office based in Europe, but she has declined to disclose specifics.

For her Allapattah project, construction is estimated at $34.7 million, and the general contractor is Jorge Serna, according to the permit application.

Investors and developers continue to target Allapattah, an industrial neighborhood west of Wynwood and east of Miami International Airport.

Among them, Moishe Mana been assembling land on the eastern edge of Allapattah, just west of his Wynwood holdings. The Rubell Family Collection plans to move from Wynwood to a new 100,000-square-foot art museum on a 2.5-acre site in Allapattah at 1100 Northwest 23rd Street.

And Robert Wennett has hired starchitect Bjarke Ingels to design plans for a residential, office, retail and hotel project that will rise between Northwest 21st and 22nd streets, and between Northwest 13th and 12th avenues.
