Keller Williams franchise owners buy Doral office building

Owners plan to add agents and create a training facility

The local owners of a Keller Williams Realty franchise paid $5 million for an office building in Doral, with plans to add agents and create a training facility.

KW Doral Property LLC, led by Louis Erice, bought the 19,166-square-foot building at 10900 Northwest 25th Street for $261 per square foot.

Jeffrey Roa, co-owner and managing director of commercial sales for the franchise, Keller Williams Realty International Lifestyles, represented the buyer. The deal closed on Friday. Banesco USA provided a $3.4 million loan to finance the purchase, Roa said.

Marcus & Millichap’s Alex Zylbertglait and Francisco Baserva represented the seller, Gulfix, LLC. The building sold for its asking price, according to the firm.

Records show Gulfix, led by Juan Fayen Lonjon, paid $4.2 million for the building in 2015. Built in 2007, the property has space for parking on a 50,130-square-foot lot.

The building has four tenants, including an accounting firm and a real estate firm whose leases expire at the end of May, Roa said. Keller Williams plans to move into their combined 6,000 square feet of space on June 1. The remaining two tenants will be moving out within three years, at which time Keller Williams plans to take over the entire building, he said.

The franchise, which was founded three months ago by Erice, Roa, Gladys Benitez and Yoly Viloria, has 87 agents.

Erice, operating principal of Keller Williams Realty International Lifestyles, said in a statement that the goal is to expand the Keller Williams franchise in Doral to more than 500 agents. Erice is also the co-owner and operating principal for a 300-plus Keller Williams franchise in Kendall.
